Common Questions

Here are some of the most frequently asked questions about mortgages

How much can I borrow?

Most mortgage lenders will lend between 4-5x your annual household income, though this can vary based on your circumstances and also the mortgage lender. We will help you understand exactly what you can borrow.

What deposit do I need?

The majority of lenders for a residential mortgage require a minimum deposit of 5%, again this depends on your individual circumstances. There are many low deposit schemes on the market including 100% Mortgages, and some schemes with certain lenders requiring even less than 5% deposit. Having a larger deposit typically means you will access better interest rates due to being in a lower loan to value banding. Your deposit options will be discussed based on your circumstances.

What fees are involved?

Fees may include lender arrangement fees, valuation fees, legal costs, and broker fees. We'll explain all costs clearly upfront — no surprises.

What is your broker fee?

Our broker fee is £495 on mortgage offer. We do not take your hard earned money until you know the job is done, your mortgage approved and a formal offer issued by the mortgage lender.
